Transforming James Street: A New Standard in Student Living

This landmark project in York showcases our expertise in designing commercially successful Purpose-Built Student Accommodation (PBSA). We transformed a complex site into a high-quality, managed development to meet the strong student demand from both of the city's universities. Our focus was on creating an attractive and commercially viable design that maximises value while navigating intricate planning challenges.

The development features 303 student rooms, strategically balanced between 72 individual studios and 32 shared apartments. This diverse range of configurations and price points broadens the scheme's market appeal, ensuring high occupancy rates and maximising rental yields for the developer. Understanding that modern students demand more than just a room, we integrated extensive, high-value ancillary facilities. The inclusion of a state-of-the-art gym, cinema, games room, and dedicated study areas creates a premium living experience, justifying higher rents and setting the development apart in a competitive market.

Our architectural approach was meticulously crafted to respond to the four distinct urban zones bordering the site, successfully transforming its appearance and dramatically enhancing views from an adjacent conservation area. This sensitive design approach was crucial for securing planning permission and adding tangible value.

Two landscaped courtyards and a new 'pocket-park' provide exceptional residential amenity while also delivering a valuable area of new public realm.
